The recently completed 11 Times Square building represents an additional 1.1 million square foot of commercial office and retail space in heart of the Times Square District.  Located on the corner of 42nd Street and 8th Avenue and rising 40 stories, this marquee commercial office project also includes more than 55,000 Square feet of prime retail space.  The Project Sponsors retained E-J at the early stages of the foundation work to engineer and install extremely complex underground power and communication conduit systems.  E-J’s scope of supply encompassed all facets requisite of a modern core and shell commercial high rise project including comprehensive Temporary Light & Power, five (5) 6000A Main Entrance Service line-ups, a 1500kw Emergency Generator with associated building wide emergency power distribution, full Core Lighting, a Class E Fire Alarm System, four (4) staggered 4000A Bus Duct Risers, a Certified Master Label Lightning Protection System, comprehensive Telecom Pathway Backbone infrastructure, Grounding and complete Main Building Mechanical Power.  Additionally, E-J provided and installed a fully automated base building lobby lighting dimming system.  E-J was an integral member of a construction team that delivered this LEED© Certified Project on time and under budget in one of the most turbulent eras of New York City commercial development and construction.

This 30-story, 350,000-square-foot speculative commercial office building is located in the heart of midtown Manhattan featuring between 11,500 and 16,500 square feet of tenant space, a tenant health club, private dining room, golf simulator and the only swimming pool in a Manhattan commercial office building.  Striving to receive a LEED® Gold certification, some green features of the building include providing four times more filtered natural air to working spaces than required by code and floor-to-ceiling, low-e windows, reflective roof surfaces, plus fresh air louvers that are waterproof.  E-J’s electrical services consist of the installation of 3-Con Ed 465 volt network compartments supporting 2-6000 Amp 465 volt distribution boards and 2-1,250 kilowatt emergency generators located on the 30th floor and the roof. The building power distribution is accomplished via 2-30 story bus duct systems; a 2500 amp duct for building services and a dedicated 1250 amp duct dedicated to tenant use via an emergency generator for critical loads as well as a Life Safety System consisting of a Class E addressable Fire Alarm System.

5 TIMES SQUARE OFFICE TOWER

Tight sites for construction projects are not uncommon in New York. More often than not, project teams rise to the challenge. But when that site is landlocked by subway stations on three sides and a landmark theater on another, no room is left for Con Edison vaults below the sidewalks. The project team decided to put the vaults on the 3rd floor of the new, $150 million, 38-story, 575-foot-high, 1.1 million square foot building.

E-J Electric’s team built a complete Con Edison Spot Network within the vaults. This network consists of four 4100-480/277Volt power transformers (with expansion capabilities to six), network protectors and collector bus. E-J ran 5kV power conductors, within concrete-encased five-inch rigid metal conduits that sweep up from behind street level to the 3rd floor.

To deliver base building power E-J installed a lineup of four, 6000Amp service switchgear arrays, feeding four duct risers (one for every nine floors), with tap-offs to transformers. To compensate for the voltage drop experienced at higher floor levels, the bus duct runs are rated at both 4000A and 5000A.

A 1500 watt- rated standby diesel generator provides power for emergency lighting circuits and other vital loads, if utility-supplied power to the building is ever lost.

Combining creativity with technology, a unique façade lighting installation provides dramatic visual identification to this Times Square office tower. E-J Electric also installed an UL-listed lighting protection system for the office tower.

NY TIMES HEADQUARTERS BUILDING

New 1.54 million sq. foot 52-story Hi-Rise project consisting of (3) units: the retail space about 20,000 square feet, the commercial office space about 600,000 square feet, and the NY Times headquarters about 845,000 square feet. The balance of the 75,000 square feet were common areas. There is extensive outside lighting of the tower portion performed and ornamental screening around the tower, as well as a 300 foot mast for communications systems. In addition, there will be (2) 750kW natural gas cogeneration sets. They will run in parallel for a total capacity of 1500kW. This power will be used as the primary power plant with utility (ConEd) power as a “peaking” unit for the NY Times portion of the building. Through a series of automatic transfer switches, this cogeneration power can be isolated or integrated with the building’s power network.
